If you’re renting and planning to move, getting the timing and paperwork right can save you money and stress. Here’s a plain-English guide to ending a tenancy in New Zealand, getting your bond back and leaving the property in good shape.

How much notice do tenants need to give?
Changes to the Residential Tenancies Act took effect on 30 January 2025. Under the current rules:
- Periodic tenancy: tenants can end the tenancy with at least 21 days’ written notice.
- Fixed-term tenancy: you generally can’t end it early just by giving notice. Fixed-term tenancies now become periodic at the end of the term unless the landlord or tenant gives notice within the required window before the end date. If you need to leave early, talk to your landlord.

How much notice do landlords need to give?
For periodic tenancies, landlords can give 90 days’ notice without needing a reason, or 42 days’ notice in certain situations, such as when the owner or a family member is moving in, or the property is being sold. Check Tenancy Services for the full list of grounds.
Getting your bond back
Your bond is held by Tenancy Services, not your landlord. At the end of the tenancy:
- You and your landlord agree how much of the bond should be refunded.
- The refund is applied for through Tenancy Services, often started by the landlord online.
- Once Tenancy Services has a completed application, the bond is refunded to the bank account provided.

Moving out checklist for tenants
- Give written notice and keep a copy.
- Book your movers for a date that gives you time to clean. Get a quote.
- Remove all your belongings and rubbish, including from sheds, garages and the garden.
- Leave the property reasonably clean and tidy. Pay attention to the oven, bathroom, windows and floors.
- Fix anything you damaged, or talk to your landlord about it.
- Return all keys, garage remotes and swipe cards.
- Take dated photos of every room once it’s empty and clean.
- Do a final inspection with your landlord or property manager if you can.
- Take final meter readings and close your power and internet accounts.
- Update your address with NZ Post and others. Use our moving house checklist.
Tips for a smooth move out
- Move out a day or two before the end of your tenancy so you have time to clean.
- Pack and label boxes early so moving day is quick. Get boxes and packing supplies.
- Protect walls and doorframes when moving large furniture to avoid damage that could affect your bond.
